The extreme cold in mid-January and a rate increase that began in April combined to make the most recent electric bill a doozy for many people in Co-Mo country. This electric cooperative covers about 2,300 square miles in central Missouri and includes most of the west side of the lake. “This is the first winter with the new rate, but it was really the extreme cold that made bills go up so much,” Co-Mo Electric Cooperative spokesman John Agliata said. “While it’s difficult to determine average user, we did see some houses that, in December, used about 2,900 kWh (kilowatt hours). In January, they went up to about 5,700 kWh — so the usage nearly doubled.” Overall, Co-Mo saw a big increase in its total electrical consumption compared to last year. The total megawatt hours in January 2009 peaked at 129.273, according to Agliata. With just a few days left in January 2010, Agliata said usage peaked at 143.1 mWh on Jan. 10 amidst the below zero temperatures. Not only did total the peak usage jump 10.7 percent, Co-Mo’s usage this month stayed above the old peak of 129 for four to five days, according to Agliata. Co-Mo Electric buys its electricity from Associated Electric Cooperative, Inc. in Springfield, Mo., which is owned by and provides wholesale power to six regional and 51 local electric cooperative systems in Missouri, northeast Oklahoma and southeast Iowa serving more than 850,000 customers. Agliata said AECI also saw an increased demand during this time.

What is the availability charge? Now $25, this monthly fee represents the fixed costs for service including: • Cost to present a bill each month • Expenses to keep trees and brush away from lines and meters • Maintenance on poles, lines and other equipment

Water Turned OFF
The water will be Turned off all day on Wednesday November 4th.
They will start about 8:00 AM and the water will be turned off all day .
Estimated time that the water will be back on is 5:00 PM, they will not leave until water is back on.
Painter completes Lake Side Posts
As of 8/26/09 the painter has completed painting the lake side post of all three buildings.

Painting was delayed because of an equipment problems with the lift. It has been fixed and if all goes well and the weather cooperates he should be done in the next three weeks.

RACCOONS ON THE DOCKS
Raccons have been spotted on Dock 4 and we assume that they are probably going on all of the docks. Pest Control will be putting traps on all four dock on Friday July 24th and they will remain until we are sure that they have all been removed. Shawn will be checking boats for loose covers and watching for any signs of raccoons. Please do not move any of the traps and do not touch them if there is a raccon in one of the traps. Pest Control will be checking traps daily. It is recomended that you don't leave any food or anything that may draw raccons onto your boat.
Charter Internet Modem Remains with Condo.
If you sell your condo and move, please leave the Charter Internet modem in the condo. The Modems are the property of Port Royale. If you take it, you will be billed for the modem, and all expenses to have a new one installed.
Private Pool Parties at Port Royale
The private pool party that happened over Memorial Weekend has generated a lot of discussion among the homeowners. We haven't had a lot of requests for a private party at the pool, but we thought it would be good to get some rules established before this comes up again. Please keep in mind these rules are for private pool parties and not those that are impromptu.

1. The Board needs to be notified 2 weeks prior to the date of the party.
2. The Board will confirm back to the organizer that the date is okay.
3. The pool party announcement will be placed on the web site so that the other homeowners will be notified.
3. The party can start no earlier than 7:00pm and must be done by 11:00pm (the normal time to close the pool).
4. The pool will not be closed to other homeowners during the time of the party.
5. Half of the tables and chairs need to be left for other homeowners during the party.
6. The pool area needs to be cleaned up completely at the end of the party.

Do you have enough insurance for your condo?
The Port Royale condos are over 5 years old and we have had several claims for water damage. We have had repairs for less than $100 and claims for as much as $3,337.88, $22,803.56 and one for $80,000.00 plus. These claims are for mitigation, demo, mold remediation, and reconstruction. One of these claims was covered by the associations insurance, because it was a common wall problem. The other claims were problem that the home owners are responsible for. These estimates do not include claims for personal property. All homeowner should have enough insurance to cover studs in including all your upgrades. Our Insurance Agents recommends that you have a minimum of $60,000.00 to $75,000.00 in Real Property Insurance coverage, plus make sure you have enough insurance to cover your Personnel Contents of your condo. Please check with you Insurance Agent and make sure you have enough insurance.
